About the property
Here’s what you’ll find with us…
Use of common areas:
In addition to the room, our guests will be able to enjoy the use of the common areas, shared with other guests and respecting each other (and the furnishings).
The living room is very large and the comfortable sofa can be used for moments of relaxation. On one of the walls there is a large fireplace which, in winter, creates a beautiful atmosphere. The tables (which are used for breakfast in the morning) are available for any use: study, work, games.
The large terrace adjacent to the dining room is another very suggestive space. With a nice table and a drink in hand, it’s the best place to enjoy the view of the sea: it looks incredible, throughout the day it changes colour continuously. It’s a constantly changing piece of art.
And then… the garden! Around the house there are 7,000 square meters of garden where you can enjoy the morning sun, take a walk among the trees on the terraces or enjoy the shade (and scent) of the pine trees, on the lower level. In short, there is no shortage of space for any activity that one wants to do.

All rooms have:
- Beds (with custom headboard with built-in light)
- wardrobe
- Desk, equipped with chair and lamp
- Two bedside tables
- Coffee table with two chairs (can be used outside)
When rooms are sold as triple or quadruple, the furniture may be modified to improve the use of space; Rest assured that everything will be organised in the most appropriate way to provide you with maximum comfort.
In case you book a double room (or double room for single use), we will ask you how you want the arrangement of the beds: a double bed or two single beds. Among our guests we have couples who want to spend a romantic weekend or a week relaxing, or friends who share a room but want their own single bed.
On the other hand, when the reservation is for a quadruple room, the furniture includes the addition of a bunk bed in the room. Don’t worry the spaces are adequate for four people. This accommodation has often been used by families with two children: dad and mom in the double bed and the children on the bunk bed (which is always equipped with side protection). In case you want a triple, instead of a bunk bed, the additional bed will be single.

It seems obvious to say that in a B&B breakfast is included, but it is always better to clarify. Breakfast is included for all our guests. Breakfast is presented buffet-style and – by way of example (from day to day it may vary slightly) – this is what you will find.
- Homemade tarts (Bea’s cakes are always a great success!)

- Jam, butter, nutella
- Biscuits
- Local cold cuts
- Cheese
- Seasonal fruit
- Yoghurt
- Cereals or Granola
- Fruit juices
Coffee and tea (we have a wide selection) will be served by us.
We ask our guests who have food intolerances to report it to us in advance. We will make sure that alternative options are available.
Breakfast is normally served between 8:00 and 10:00. Of course, if you have to leave early and you need to anticipate – or if, on the contrary, you want to take it easy – don’t hesitate to let us know.

Use of the kitchen
This is one of the most popular perks for couples (or families) staying for a whole week – and we had a lot of that last summer. The fully furnished kitchen is available to guests and has:
- Hob (with 5 burners), with extractor fan
- Fridge
- Freezer
- Sink
- Oven
- Dishwasher
- crockery and cutlery
- Pantry (where to put your groceries)
- Cooking point on fire (with hood)
The kitchen is new and the various elements are in perfect working order. It is ideal for those who – coming on holiday here – do not want to be forced to have every meal at a restaurant.

The property has a WiFi network, with good signal in all rooms and common areas. So you can stay connected 24 hours a day
Our welcome
By booking at our B&B, you will come to our home, our family’s. And our family is ready to welcome you.
We will be there at the time of your arrival, to show you the structure and describe the services. And – you can be sure – to give you some tips on what there is to see, discover and taste in our beautiful area!
We speak Italian, English, French and Spanish.
Breakfast times
Breakfast is served between 8:00 and 10:00. We are absolutely available to meet the needs of those who have to leave early. For any need, just ask!
Free Parking
The property has a large parking lot where up to 10 cars. And it is – of course – included in the price. If you have an electric car, we also have two charging stations.
Checkin & Checkout
It is possible to check-in from 15.00, while we ask that check-out be done by 11.00. We have some flexibility on timing, as long as there is no other guest due to arrive.
Welcome kit
In the room you will find everything you need for your stay with us, whether it is for a single night or for a week. And in particular, we will provide you:
- Towels (large shower towel, hand towel, bidet towel)
- Hand soap
- Shampoo and Body Wash
- Toilet paper
- The bathrooms are equipped with a hairdryer
House Rules
We believe that you don’t need complex rules, but that you just need common sense to respect the house, its furnishings, the owners and other guests. In any case, here are some points that we believe it is right to make explicit:
- It is not possible to organize parties, nor to play music after 10.00 (so as not to disturb the other guests). In general, we ask you to keep the volume low.
- Unfortunately, we are not equipped to accommodate four-legged guests.
- Smoking inside the house is prohibited (including e-cigarettes). Each room has its own terrace: we therefore ask our guests to go out to smoke.
- To those who use the kitchen, we ask you to restore the spaces to the state of order and cleanliness in which they found them, so that other guests can also enjoy the same possibility.
